Out of the four, " LAI " is the most important.
For without the understanding of propriety, courtesy and etiquette then the other three will not and cannot happen.

Learning a traditional Chinese Martial Arts not only focuses on the physical skills (body) but also on the cultivation of oneself (mind). Without the practice and understanding of the martial and moral ethics, a skilled person can just be a burden to society like bullies at school or a career criminals and has no contribution to society.
